Construction is to start in September 2007 on Patriots Walk in Gloucester VA


GLOUCESTER – Crews are carving a road off of Route 3/14 into a future subdivision called Patriots Walk that will feature 49 homes in the first phase. It comprises 522 acres, with documents on file in the Gloucester Planning Department showing 179 potential home sites.The home sites range in size from about two-thirds of an acre to an acre. The subdivision’s entrance road, called Patriots Way, is across from Exchange Lane.
It will have a 16-foot entrance lane and two exit lanes that are a total of 27 feet. The road also has a 10-foot median in the center, documents show.The project is being developed by Cow Creek, a Williamsburg-based limited liability corporation. The 49 lots of the first phase will encompass nearly 42 acres. Another 47 acres will remain in open space.

The subdivision will have a “suburban country type feel.”Houses will start in size from 2,000 square feet and be priced from the $250,000 range. The developer is trying to save a lot of mature trees on the lots and have a more contemporary architecture with front porches.
The subdivision will also have stormwater management infrastructure such as retention ponds that go beyond what is required by Gloucester County. The subdivision is designed to handle stormwater flows from a 100-year storm, rather than the 10-year storm required by the county, Strack said.That’s to protect homes in subdivisions downstream on Cow Creek from runoff that might come from the subdivision.”We’ve got two nice wet ponds, we’ve got some walking trails,” Strack said. “We’re hoping it will turn into a nice water feature.
“Construction on the first model home will begin in September, with the first homes scheduled for occupancy next spring, Strack said.
