History
Steeped in a tradition of gracious Southern hospitality, Kingsmill heralds a rich history dating back to Colonial America. The bucolic land located along the banks of the mighty James River was considered as a permanent base by the first Englishmen on May 12,
1607. They decided to settle at Jamestown the next day. Located in the heart of Virginia ’s Historic Triangle, it should come as no surprise that the land now known as Kingsmill featured a bustling plantation from 1619 through the 1800s.
Kingsmill Resort
The Woods Course was named by Golf Magazine in 2000 as a "Top Ten New Course You Can Play." River’s Edge neighborhood received a Platinum "Best in American Living, 2000," award from National Association of Home Builders and Professional Builder magazine.
The three Golf courses in Kingsmill are: the River Course, the Plantation Course and the Woods course. The 6,853-yard
, par-71 Pete Dye-designed River Course hosts the Michelob Championship at Kingsmill. The terrain flaunts hills, elevated greens, thick woods and water all around.
Arnold Palmer and Ed Seay’s 6,543-yard Plantation layout is more wide open and less demanding of pinpoint accuracy
than its sibling. It has water coming into play on eight holes. It is marked by historical landmarks from a 1736 plantation.
Curtis Strange, the Kingsmill Touring PGA Pro, designed the Woods Course, Kingsmill’s newest addition. It has been honored by Golf Magazine as a "Top Ten New Course You Can Play. "Its deep ravines, fairway bunkers and elevated greens offer a challenge.
Finally, there is a nine-hole Bray Links course directly behind the resort.

| Compiled by the KCSA Board of Directors Frequently used terms: ABI: refers to Anheuser Busch InBev BPI: refers to Busch Properties, Inc., a wholly-owned subsidiary of ABI and the developer of Kingsmill. CPC: refers to the Contingency Planning Committee KCSA, Association, and Homeowners Association: refers to Kingsmill Community Services Association, The Kingsmill homeowners association. Kingsmill Resort and Spa: refers to the resort conference center, golf courses and other amenities. Q: What is KCSA? A: KCSA is the homeowners association for the residential portion of Kingsmill to which all owners of residential lots/units in Kingsmill belong. Q: What is the Contingency Planning Committee, (CPC)? A: A committee unanimously established last fall by the KCSA Board of Directors to plan for the contingencies that might arise from the ABI merger. Q: Who is on the CPC? A: The CPC is comprised of the four homeowner elected directors: Ed Brown, Frank Dooley, Mike Grogan, and Tom Cucuel. Q: Why those individuals and not any Developer – appointed Directors? A: The CPC is comprised of only the homeowner elected Directors to ensure that the Association’s agreements with BPI are free of potential conflicts of interest as they relate to BPI and to protect the developer-appointed Directors who have an inherent conflict of interest. Q: What is the current make up of the KCSA Board of Directors? A: The KCSA Board of Directors is comprised of nine Directors. Homeowners elected by the KCSA membership occupy four of the seats; appointed representatives of the Developer occupy the other five seats. Three of the five Developer appointed representatives are also residents of Kingsmill. Q: Does the Resort have any seats on the Board? A: According to KCSA Articles of Incorporation, Board seats go to the Developer and the Homeowners. The Developer has chosen to appoint representatives who work for the Resort to occupy its Board seats. Q: Can you explain the relationships KCSA has with BPI? A: ABI is the parent corporation of BPI and the Resort, BPI is the Developer of Kingsmill. • BPI in addition to its role as Developer is the KCSA Management Contractor. • As Developer, BPI holds five seats on the KCSA Board. • As a Management Contractor, BPI has a business relationship with KCSA. • The Resort is a separate entity and is not subject to the KCSA governing documents. Q: With whom does the CPC communicate at BPI? A: To date CPC corresponds directly with BPI officials in St. Louis. Q: What did the KCSA Board of Directors task the CPC to do? A: The CPC was tasked with preparing for three possible KCSA “management” scenarios 1. BPI continues the same relationship that currently exists whereas they continue to be the KCSA management contractor. 2. BPI gradually transitions out of its management role with KCSA. 3. BPI notifies KCSA of its immediate intent to sever its management role with KCSA, thereby requiring KCSA to manage itself and/ or engage an outside property management company immediately. Q: On what has the CPC been focused? A: To date the CPC focus has been primarily on two issues: inventorying the KCSA assets (this includes real/ personal property and personnel requirements), as well as future options for the day-to-day management of KCSA. Q: What progress has the CPC made? A: We have conducted an inventory of the hard assets owned or utilized by KCSA. • We have identified the real estate assets that remain to be conveyed from BPI to KCSA and have presented all of the proposed deeds with supporting plats to BPI for review and execution. • We looked at our management personnel, security, landscaping, and cost sharing needs. We submitted a proposed written management agreement to BPI that documents the existing financial and operational arrangement that has been in place between BPI and KCSA for over thirty years. Q: Are the CPC meetings open to the property owners/ stakeholders? A: CPC meetings are held in closed session in accordance with the Virginia Property Owners Association Act due to the sensitivity of the contractual negotiations underway concerning the KCSA management. Q: How can residents become more involved with the KCSA? A: Residents are encouraged to volunteer for one of the many standing committees or their parcel advisory committee or to run for election to the Board of Directors. Residents are encouraged to attend the monthly Board meetings, Annual meeting, and Budget Presentation. Q: How can the residents of Kingsmill participate in CPC activities? A: Kingsmill residents are encouraged to participate by sending their comments or suggestions to the CPC via the KCSA office. |
