I pick up the Daily Press and read about plummeting real estate prices.
I flip on CNN, and hear about the national housing market “crash.” And,
then I check my e-mail and see 4 new internet leads this morning, all
buyers who are moving to Williamsburg. Hmmmm.
According to the Williamsburg MLS, the average home sales price last
month is $309,188 ~ compared to $316,885 in July of last year. That’s a
whopping 2.5% decline!
Granted, sales are down over 30% from the same time last year…but,
from my perspective, that makes it even more impressive that values are
holding steady. And, that’s good news for Williamsburg sellers.
Here are some insights into a few of our local neighborhoods:
There are 46 homes currently for sale in Governors Land with prices
ranging from $577,900 to $2,850,000. Currently 2 are under contract, 28
have sold in the last 12 months, The average sale price was $873,500,
average square footage of the homes that sold was 4500 sq feet.
There are 178 homes currently for sale in Fords Colony with prices
ranging from $305,000 to $2,100,000. Currently 6 are under contract, 92
have sold in the last 12 months, The average sale price was $546,068,
average square footage of the homes that sold was 3295 sq feet.
There are 75 homes currently for sale in Kingsmill with prices ranging
from $259,000 to $2,900,000. Currently 1 is under contract, 81 have sold
in the last 12 months, The average sale price was $578,536, average
square footage of the homes that sold was 2968 sq feet.
