Need to sell a Williamsburg VA Timeshare ?

Mr Williamsburg ,

We have been making payments on a timeshare in Williamsburg VA, but due to financial difficulties we are looking to sell our timeshare. It was advised by our account executive that it would be best to sell the time share so that we don’t end up defaulting on the account, thus negatively impacting our credit. This is my first time ever dealing with selling any kind of real estate and would like to know what sort of fees would apply in this process, what would need to be done to get this taken care of as quickly but efficiently as possible.

Answer: I seem to get numerous inquiries from Timeshare owners in Williamsburg VA who want to sell their timeshares. Timeshare resale is a very specialized market. If you are wanting to sell a timeshare the only option I know of locally is Good Buy Timeshare here in Williamsburg VA.

They have an office on Richmond Rd near Bypass Rd next to the I Hop.

Here are a few selling tips from them:

  • Never, ever, never pay huge up front fees: Most companies charge initial fees from $499.00 to $1,200.00 just to list or advertise your timeshare, don’t do it!  The selling of your timeshare is a real estate transaction and that means that a majority of the commissions should be paid at the closing when you transfer your deed to the new owner, just like when you sell a home.
  • If it sounds to good to be true, it probably is: They may tell you that your timeshare is worth more than you paid or close to what the developer is charging or that they will sell it very quickly due to demand.  The truth is a timeshare is similar to a brand new car, the value goes down the minute you buy it and drive it off the lot.  Since you are dealing with a licensed real-estate brokerage firm at GoodbuyTimeshare, we will provide you with a free comparative market value analysis (CMA) this will help determine the value based on recent sales of similar properties.
  • The web alone doesn’t sell people timeshare properties, people sell people timeshare properties: Many companies have a huge internet presence, do all kinds of TV, radio and print ads, but that’s probably not how you bought yours, if you are like 98% of 2008 purchasers, it takes a face to face presentation to sell timeshare, if they don’t have a sales office that is staffed with salespeople in a prominent location, you will probably still own your timeshare at this time next year.

  1. Mr. Williamsburg,
Would you do a post explaining timeshares? I’m interested in knowing the advantages and disadvantages and exactly how the whole timeshare thing works.

  2. If you love vacationing AND saving money, the best option for you is a timeshare resort resale! When purchasing timeshare through the resort, many buyers are coerced into overpaying by thousands of dollars. Many resorts are known for high pressure sales tactics, unscrupulous promises, or gifts that are more appealing than valuable.

  3. I have been appraising and tracking resale values of individual timeshare units. I put my research on my web page for free. Go to http://www.HertzlerAppraisals.com/timesharequarterlyreport to see what timeshares have sold for in Powhatan Plantation, Greensprings Plantation and Kingsgate.
