Total area home sales in Williamsburg/ James City County/ York County are up 11% from Jan of 2011
Under contract /Pending Sales for January are up by a Whopping 38.16% to 105 homes, versus January of last year at 76 that went under contract.
One exciting trend since Sept 2011 homes sales in Williamsburg VA have been up every month. That’s’ FIVE months in a row.
Inventory of listings is down 13%
Prices are down 3.36% from last year
Days on market now stands at 197 days way up from 140 days last year ( note, this is a bit misleading as it doesn’t factor in homes that were listed , expired and then put back on the market.
Our company sales are up 57% from Jan 2011. ( #2 in market share)
Still no sales over $950k ….
One last sobering fact. Of the 3292 homes listed for sale last year 1242 of them ( or 37% ) didn’t sell while they were listed. Was it price or condition or both ?
