Ryan homes continues its domination of the new home market in the Williamsburg/ James City County area with an announcement that they will build 30 homes in the established Wellington Estates Community in the western part of the county.

This follows similar trends in Greensprings West, Fenwick Hills and The Settlement at Powhatan Creek where the builder was able to negotiate steep lot discounts in return for taking the remaining lots in those subdivisions. ( much to the chagrin of the home owners already living there)

The segment of Wellington is to be names Windsor Ridge at Wellington Estates. Pricing is still being finalized but is expected to start at $249, 990 for a 1400 square foot  one level ranch home to $289k for a 2800+ square foot two story home. Basements will be available on a limited number of homes and will add approximately $20k to the price.
