Mr Williamsburg has been requesting a lockbox activity report from our local MLS for over a year. I guess persistence pays off since they finally came through.
When you list homes ( like I do) a question I am often asked is “How is the market ?. Well, one aspect of the market is how many prospective home buyers are out there looking.
The WAAR/ Williamsburg VA lockbox report – basically tells us how many times area lockboxes were opened – You can see from the report below that lockbox openings are up 20% in December 2011 over Dec 2010, and 20% in January 2012 versus 2011. Sadly we had a 12% drop in February 2012 versus 2011.
Another stat to notice, in 2011 April was our busiest month from a home showing standpoint and December was the lowest. In 2010 March was our busiest month.
So what does this mean?
More lockbox openings means there are more buyers looking for homes. More buyers = more demand. And more demand = a chance that we may start to see some stabilization in our local market.
We’ll definitely keep an eye on trends and report back monthly.
