– Homearama, the TBA (Tidewater Builders Association’s) semiannual showcase of new homes, starts today 6/16/2012 @ the Culpepper Landing community in Chesapeake, Virginia.
Since then, the community has grown and now includes row houses, a clubhouse that’s home to an Olympic size pool and work out facility. The community also features 150 acres of conservation area adjacent to the Great Dismal Swamp. Lot prices range from $100,000 to $125,000.
Three of the eight houses in the bi-annual showcase of homes put on by Tidewater Builders Association have already sold.
Culpepper Landing’s architectural style – cottage-style homes and inviting front porches – recalls a time when people socialized with their neighbors, frequented nearby shopping centers and stuck close to home for family and fun.
People are also enjoying the neighborhood’s price-point. When complete, Culpepper Landing will feature 740 single-family homes, 355 row houses, villas and multi-family homes, along with 40,000 square feet of commercial space. Single-family homes, which average 2,580 square feet, range from the high $200,000s to the mid-$500,000s.
As for Homearama, which runs today through July 1,2012 the five remaining homes cost from $429,000 to $499,000.

The TBA ( Tidewater Builders Association announced) that it is pushing back the dates of its spring Homearama showcase of new homes.
The event will now be held from June 16 to July 1, 2012 at Culpepper Landing in Chesapeake. The show was originally scheduled for May.
The event is being delayed to give builders more time to complete their homes. So far, eight builders have signed up to construct homes for the show.
With the spring show moving back to June, the organization will have only four months to prepare for the October 2012 Homearama show, which is planned for Norfolk’s East Beach community.
Twenty-eight years ago Hampton Roads builders took a chance and signed on for the first Homearama.
That event, held in Bayberry Woods in Chesapeake, started a tradition that annually draws thousands of visitors from across the region.
The event, which showcases the latest in architecture, home trends and designs, has its roots in Chesapeake. The show has found a home there 15 times during the history of Homearama.
This year is no exception: Culpepper Landing is in the heart of Deep Creek, nestled alongside the Great Dismal Swamp.

Sales have been steady at Culpepper Landing in 2011 with 22 detached home sales in the last 12 months and four under contract. Prices have ranged from $490k to $314k. Townhome/ row houses at Culpepper landing totaled four in 2011 with those priced ranging from $268k to $275k for 2073 square foot row homes.

Rob Kinser is fighting childhood cancer by building a house.
His Chesapeake-based Summit Construction Corp ., is building Hampton Roads’ 10th annual St. Jude Dream Home . The company started construction on the dwelling in early November and held a ground-breaking ceremony Nov . 30, 2009
The fundraiser benefitting St. Jude Children’s Research Hospital will sell $100 tickets for a chance at winning this year’s home, valued at about $515,000.
The four-bedroom, three-bath, 3528 square foot home is in Chesapeake’s Chapel Hill Estates neighborhood, at 1213 Rosebud Lane. The house will also feature a gourmet kitchen, sun room, ,Granite counters, hard wood floors, 9-foot ceilings and a two-car attached garage.The $100 Tickets will be available beginning Jan. 19. The annual Homearama furniture sale is from noon to 6 p.m. Monday 11/19 at Culpepper Landing in Chesapeake, VA. Potential buyers can purchase everything from the couches and beds to wall hangings and candle decorations.
Most companies will offer discounted merchandise the day of the sale.
Homearama 2009 has now ended . That means the furnishings , accessories and decorating ideas of Culpepper Landing in Chesapeake can be yours.
Hundreds of designers use the Homerama show to highlight their talents and merchandise.
Curios Cargo of Va Beach has items such as outdoor furniture featured in The Thanksgiving House and The Green House. There ’s also an abundance of accessories, such as candles, pictures, metal wall decor and trunks, that designers used to decorate the homes.
Most customers who purchase items can haul away the new merchandise that day. If the items are too large, some companies will have trucks and workers on site to help move the items for a fee.
You can leave with something small or a whole house of furniture.
Designers will be available to answer questions and share ideas. People can come get free advice and suggestions for their using these items in their own homes.
Companies not leaving their items for the sale will still have them available in the stores. For example, Willis Furniture won’t leave its items at the Homearama sale but will still feature them at the Virginia Beach store.
If you have blown off some of the previous home shows due to their excessive home prices you should plan on going this year. The builders in the area are finally staging a show with homes that a good majority of the population can afford.

I have to say, I sell homes for a living and this is one of the first developments I have seen in recent times that would make me want to move there.
I wish the developers of New Town had followed the direction of Culpepper Landing. In New Town ( Williamsburg, VA ) Town homes are the predominant home style. Here in Culpepper Landing it’s the opposite with detached homes comprising over 80% of the housing offered. Both communities are TND ( Traditional Neighbor Developments) All homes will feature front porches and rear alley garages.
This year’s show is a departure from recent years in both the size of the homes and their prices. Amid one of the steepest housing declines in decades, show organizers late last year decided to downshift and focus on the middle range of prices.
Last year’s show featured homes starting at $1.2 million. This year, prices are from $349,900 to $540,600.
The strategy seems to have paid off so far, with six of the show’s homes already spoken for.
Homearama originally was scheduled for North Shore at Ridgely Manor, an upscale development in Virginia Beach. It was moved to Hampton Roads Crossing, a northern Suffolk development, then moved again to Culpepper Landing, a 488-acre project of Robinson Development Group between the edges of the Great Dismal Swamp and its canal.
The relocations put the squeeze on builders, who had about four months to get their homes ready.
Despite the smaller size, the homes in this year’s show feature many amenities seen in years past, such as tall vaulted ceilings, stone kitchen counters and pools.
Culpepper Landing is tucked away about two miles south of Interstate 64 in Deep Creek, Chesapeake, VA .It is a 488-acre project of the Robinson Development Group located between the edges of the Great Dismal Swamp and its canal. Homes prices in the community range from $234,000 for a 1,400-square-foot town home and go up to a little more than $500,000.
The community offers access to the Intracoastal Waterway and Lake Drummond. Residents can take full advantage of all the Great Dismal Swamp Canal and Wildlife Refuge have to offer. For those who wish to keep their feet dry, recreational options include hiking, biking, and bird watching as well as facilities for camping and picnicking.
The neighborhoods of Culpepper Landing will also feature a large assortment of open spaces,as pocket parks and village greens where neighbors get outside to spend time together developing a sense of community instead of being locked behind the ever present garage doors of the neighborhoods designed in a more conventional fashion. Also, the front porch, a traditional architecture element that at some point was left behind has re-emerged as a key element of design in Culpepper Landing homes.

Three types of homes are features in this years Homerama. They include: Cottages: capped at $350,000 range from 1,800 to 2,000 square feet. Heritage homes: capped at $425,000 range from 2,000 to 2,600 square feet Legacy homes: capped at $500,000 range between 2,400 square feet or larger.

I had previously posted an article about The Peninsula Housing and Builders Association (PHBA) selecting Founders Pointe in Isle of Wight, VA to host their 26th Annual Parade of Homes event in the spring of 2009. As you have now discovered this did not happen. Then I wrote that Hampton Roads Crossing was the new location. This also was changed. The association changed the location from Hampton Roads Crossing in northern Suffolk, a successful mixed-use development after builders who were initially interested in participating indicated the time frame, the lot size and the unique design requirements didn’t allow them to use their standard plans.
Subsequently Tidewater Builders Association ( TBA) announced the Homearama 2009 showcase of homes will be hosted at Culpepper Landing, a mixed-use traditional neighborhood development in Chesapeake. The event, set for Oct. 3-18, 2009 They expect to feature 12 single-family homes ranging from the mid-$300,000s to the low $500,000’s.
I then wrote about The Oaks at Fenton Mill being chose for a Fall 2009 Parade of Homes. As of last week this apparently is in jeopardy as well. Seems that they cannot get enough builders to commit. Who can blame them, not me. Having participated in a previous Parade of Homes in York County at Taylor Farms I was amazed at how much effort goes into producing an event like this. I witnessed builders and subcontractors working 24 hours a day to get the homes ready as well as volunteers by the hundreds working to make it a success.
I am not sure if it will occur but the Tidewater Builders Association is seeking builders to participate in a spring 2010 Homearama at Founders Pointe in Carrollton, Va.
The spring Homearama at Founders Pointe is tentatively scheduled for April 17-May 2, 2010. There are 15 home sites available to custom home builders who would like to participate. Lot prices range from $112,500 for wooded views to more than $300,000 for waterfront views.
With lot prices like that the builders would have to price the homes from $450,000 to $1,200,000. That’s assuming they get concessions from their suppliers and vendors if they want to load up the homes with options like they normally do.
I have a novel idea. Why not have a Parade of Homes or Homerama for the first time home buyer ? See what you can build for $200k or less. How GREEN can you build it ? Big homes are passe. I see them languishing all over the place. Most home buyers don’t want them even if you give them the extra space for free.
So how about it TBA. Let’s see a Homerama with a $200,000 cap on pricing. Let’s give an award for the home with the lowest monthly utilities. Let’s showcase GREEN Building techniques. Let’s have numerous Habitat For Humanity Homes builds happening during the Homerama or Parade of Homes. Invite the public to help build the Habitat Homes. Teach them how. Show them how you build your homes.
It is easy to build a showpiece with tons of molding and electronic displays. Show us what can be done with efficient floor planning, energy saving appliances/systems and above all common sense site planning. Make it a show of building ideas and not about room staging.
Or what about a show that features updated/repaired homes bought at bargain rates from older neighborhoods. Buying what’s less than desired and making the most out of it is what most people face. Builders would still have a hand in redoing kitchens, adding sunrooms, adding molding, landscaping, etc
The Tidewater Builders Association announced Friday that it will again relocate its annual showcase of homes this year from a condominium community in northern Suffolk to a subdivision in Chesapeake.
Homearama 2009 now will be held at Culpepper Landing, a mixed-use traditional neighborhood development in Chesapeake.
Unlike previous years where homes prices started in the million dollar plus range. Prices for this years Homearama 2009 homes will range from $300,000 to the low $500,The event, set for Oct. 3-18, 2009 is expected to feature 12 single-family homes ranging from the mid- $300,000s to the low $500,000’s.
The location central to the rest of the Hampton Roads region and just a few miles from Interstate 64 is in the new Grassfield High School district in Chesapeake VA.
The developers are excited to show home buyers how a mixed-used community can enhance their quality of life. Culpepper Landing will offer lifestyle amenities with an aquatic center, pocket parks and garden areas, commercial amenities in a Mercantile District, and natural amenities with walking trails and canoe launches. It will also feature some creative design elements that result in less impact to the environment and a more attractive community.
The Culpeper Landing site consists of 488 acres, with 150 of them designated as a dedicated conservation area. The community, which borders the historic Dismal Swamp Canal on the east and the 111,000-acre Great Dismal Swamp wildlife refuge on the south, recently earned a River Star designation from the Elizabeth River Project, one of only two communities ever to receive this designation. Homearama attendants will see the same attention to quality and detail they are used to seeing in a Homearama home but they’ll be smaller, ranging from 1,600 to over 2,400 square feet — and more affordable.
