This is the first in an occasional series of articles about interesting homes in the Williamsburg, Yorktown, Gloucester VA area called “ Every Home Has a Story”

There’s a rhythm to the lifestyle that Bill and Anne Tennent enjoy from their Gloucester waterfront retreat on the Ware River. Mornings often start slow and relaxing, with coffee on their deck while watching the river change color as the tide comes in and the sun rises. Bill might head out for a quiet hour with his boat and his fishing pole before returning to take Anne for a more lively spin along the Ware as the day gets warmer. Some days the couple makes the 10-minute drive to old town Gloucester for an art exhibit or a festival along the village’s historic Main Street, perhaps followed by dinner at one of the intimate restaurants there. Then they head back home to their sunroom for panoramic views of a breathtaking sunset across the water, sometimes catching sight of a heron or an egret in the fading light. As Anne puts it, “We have the best of all worlds here.”

Anne and Bill moved from Richmond to their 7148 Wellford Lane home in 2005 for two reasons: the water and one-level living. “Richmond is a city of mostly two-story houses, and we didn’t want stairs, so a one-level rambler was great for us,” said Anne. “We’d also always wanted a house on the water, and a friend with a house in Gloucester kept talking about how great it is here.”

When Anne and Bill first walked into their riverfront rambler seven years ago, they were immediately taken with the dramatic vista looking from the foyer straight through the living room and screened porch to the river. The house was a bit dated then but it had great bones, a nice flow and plenty of room; they saw its potential. They also saw that in addition to a pier and boathouse, the house had a nearly one-acre yard with lawns and beautiful, mature trees.

And then there was the neighborhood. “You feel like you’re in the country when you’re here, but it’s actually a 1960s era neighborhood,” said Anne. “It’s near shopping, a hospital and the village of Gloucester, and it’s about 30-45 minutes from Williamsburg and all the shopping you could ever want.” The couple was sold.

Before they moved in, Bill and Anne completely renovated the  house, installing new windows and creating extra space with modern amenities. They added a master bedroom suite to the back of the house; it includes a bathroom with double sink vanity, shower, separate tub, and a large, river-facing window that floods the room with natural light. The couple also converted the screened porch off the living room to an all weather sunroom with scenic water views. “The back of the house faces in a southwest direction, so we get spectacular sunsets every night,” Anne noted. “I can’t even describe how beautiful they are.”kitchen1

The old kitchen was transformed; it now includes granite countertops, eat-in space beside a large window, and unusual, refinished multi-wood floors. “The wood floors are the prettiest I’ve ever seen,” Anne said, noting that they run through most of the house except the bedrooms, baths and sunroom. “They’re a combination of red oak, hickory, and black oak all mixed together with their different grains, and in varying widths of wood.”

Living roomNow the rambler totals 2,675 square feet with four bedrooms and three baths. It includes a dining room, a living room (Anne’s favorite room because of its water views), a family room with fireplace, and the sunroom with a bay window overlooking the river. Anne describes it as “a pretty, livable house.” Outside there are two connected decks, a hot tub, a landscaped yard with lawns in the front and back, and a bird proofed pier leading to a boathouse and boat lift.

Anne and Bill quickly meshed with their Glen Roy neighborhood. “It’s an eclectic neighborhood of young families and older couples,” Anne said. “It’s very friendly and most of the houses have full time residents; they’re not vacation homes.” She and Bill have not only enjoyed attending neighborhood gatherings –such as a recent Italian feast—but also have hosted the neighborhood’s annual Christmas party.

deckWith the village of Gloucester so close, there is always something to do, from the holiday parades and the Daffodil or “Blues and Brews” festivals to the Virginia Symphony concerts, the Virginia Institute of Marine Science, or just soaking up the ambiance of historic Main Street, which Anne terms “almost like a fairy tale.” Nearby Beaverdam Park offers hiking, boat rentals, a playground and special events such as bass tournaments. “For such a small place, there’s an awful lot going on,” said Anne. “If you’re bored here you’re just not looking around.”

Yet for all the area has to offer, it’s the times at home that Anne loves most. Although they could navigate the “big water” all the way to the Chesapeake Bay from their place, they prefer to stay closer to home, on the Ware. “I have three grandchildren who love to visit and ride in the boat. We’ve had big family gatherings here. Just recently my little, 2 year-old granddaughter was swinging in the back yard while the boys were on the dock with their fishing poles. I’m so glad to have the house to be able to do this with them.”

“At night it’s so quiet you can hear a pin drop,” Anne added. “You look up at the sky and it’s wide open; you see all the stars so clearly, like when you walk the beach at night. This is a wonderful place.”

Anne and Bill have decided to downsize and move to Williamsburg to be closer to their daughter. The River Club at Twin Island was Gloucester’s first planned unit development. At completion is was to contain 36 single-family homes, 14 duplexes, 13 town houses and 54 condominiums. The original plans allow the project to cluster residences while preserving open space.

Housing options at River Club are split between  2- and 3-bedroom homes, some with lofts and attached Villa/ carriage homes all ere built with two car garages and open floor plans. .
Gloucester Supervisors  approved the  development way back in December 2004. It was developed by Maryland-based developer Somerset Homes on property owned by Gloucester residents Bob Foster and Mike Wilson.

Initial home prices projected in the The River Club at Twin Island were to range from $256,000 for condominiums to $875,000 for homes on large lots fronting the York River. Almost half of the 29 acres (13.5 acres) was set aside as open space never to be built upon. The plan also called for a wide perimeter natural buffer to surround the community.

Pro– Great value in patio/ villa carriage homes with river access. The only other comparable  homes offered are in the new Coleman’s Crossing development.

Con– Original builder (Somerset Homes) went under and there are many un-built lots left. No way to know what ends up being built by a new builder. I would be concerned about the overall budget for the HOA. With so few homeowners it must be difficult to keep up the overall property and amenities. A review of the recent HOA budget would would set me at ease.

( Note: In Virginia the Property Owners ‘Association Act requires a seller to obtain an Association Disclosure Packet and provide the packet to the purchaser after contract ratification. The purchaser then three days to review HOA disclosures and terminate the Contract for any reason whatsoever – carte blanche to cancel.)

River Club and Gloucester Town Commons were both developed by Maryland-based developer, Somerset Homes. Planning started way back in 2003.  Sadly, by 2007  the real estate market collapsed and both developments were abandoned. BB+T the original lender sold through and finished out the unfinished homes that had been started at River Club . Stay tuned for future news as to what builder will step up to finish the project.

Dunston Hall in Gloucester VA is open for business

gloucestervarealestatedunstonehall Dunston Hall in Gloucester VA is under construction once again.

A custom builder out of Urbanna, VA ( Butch Liverman) is putting the finishing touches on 14 homes that were left unfinished by the previous builder , Regent Enterprises.. The subdivision near the intersection of Rt 17 and Short Lane Road went into foreclosure after developer George Woodhouse failed to make payments last year to EVB. The subdivision is now owned by EVB ( Eastern VA Bank ) who is working with Liverman to get the houses ready for sale. EVB  is working on the homes first and will then tackle thedunstonhallva clubhouse and pool and possibly build more homes in Dunston Hall.

The outcome of the foreclosure sale in August of the remaining 46 lots, clubhouse and property will determine what EVB does next.

There have been a few recent sales in Dunston Hall. All have been at prices way below the assessed values.

Gloucester VA to get it’s own New Town/ Oyster Point ?

Planned for approximately 18 acres in the Hayes area of Gloucester County, VA, Coleman’s Crossing will offer a multiuse, master-planned community that has a mixture of commercial and residential properties. This new community is located on the west side of George Washington Memorial Highway (Route 17), close to the intersection of Crewe Rd. and Route colemancrossingcommercial17. With 86 single-family, exterior and grounds maintenance-free townhomes and nearly 40,000 square feet of retail, restaurant, and office space, Coleman’s Crossing will bring a town center living, shopping, and service experience to the Gloucester area.

If built, the mixed-use development could be the first of its kind in Gloucester, VA.
Zandler Development Co. is the billing the community, dubbed Coleman’s Crossing, as a small-scale version of such nearby examples as Oyster Point’s City Center in Newport News and New Town in Williamsburg.

If approved, it will feature two-story town houses — between 1,100- and 1,700-square-feet — that have two- or three-bedrooms and a garage.
Prices will vary, but they will generally sell between $160,000 and $219,000, according to paperwork filed with the county Planning Department.
Zandler will market the houses to retirees, single-professionals and small families. There will be no age restrictions.

The Gloucester County Planning Commission is expected to discuss Coleman’s Crossing next month, after it receives reports about how the development would affect traffic and cultural resources.

The project is being designed by the award-winning architectural and engineering firms of Guernsey-Tingle Architects and AES Consulting Engineers. The homes will be built by Zandler Development Company which Barrack and Records co-own.

Charles Records is a Professional Engineer and served as the civil engineer, while working with AES Consulting Engineers, for Ford’s Colony in Williamsburg, the Ferguson Center for the Arts in Newport News and has designed many communities within the Middle Peninsula and Northern Neck area. Battle of The Hook Gloucester VA Reenactment

On October 18 – 19 2008, forces of the Crown, along with the forces of General Washington and his Allies will return to Gloucester, Virginia to commemorate the Battle of the Hook, and the American Revolution. The event is being sponsored by the County of Gloucester, VA. which has committed significant funds and personnel to sponsoring this event.

This historic battle will be brought to life by Revolutionary War reenactors and living historians on the property of the Inn at Warner Hall in Gloucester, VA. Recreated military units from across the country will encamp near the actual battlefields where the American Revolution was won after six long years of fighting. Participating in this event will be units from The Continental Line, The British Brigade and the Brigade of the American Revolution.

Affordable Housing proposed in Williamsburg Virginia

AS a REALTOR in Williamsburg VA I have always been frustrated at the lack of new homes available under $200,000. Yes the market has increased the inventory but currently the least expensive detached homes are priced at $240,000 those are located in Michelle Point a new development in the growing western part of James City County in Toano. Currently the least expensive new town homes/ condos are located at Pocahontas Square a Health E Communities development in lower James City County off of Rt 60 east of Busch Gardens Townhomes there start in the $190’s .You can also buy a condo or town home in Liberty Crosssing in Norge ( RYAN Homes ), Braemar Creek, Warhill Green or Williamsburg Village at Norge. Prices for these range from $209,000 to $227,000. The RYAN Townhomes are currently the least expensive three bedroom new town home available in Williamsburg/ James City County. Most of the builders are offering some sort of closing assistance. Be sure to use a buyer’s agent to represent you with any of the new home builders. It won’t cost you anything for them to represent you. I have successfully negotiated great deals with most of the new home builders in the Williamsburg VA area. 

Henderson INC DBA Candle Development has submitted plans to build workforce and affordable homes behind the  Candle Factory Shops in Norge. They are proposing to construct thirty percent of the 175 homes as either workforce or affordable. The affordable homes are projected to be priced at less than $160,000. Wile the workforces homes should be priced around $190,000.

Most of the developers in James City County have claimed that affordable or workforce housing is simply too expensive to construct.

Bill Strack of Henderson is attempting to prove them wrong. Knowing that affordable housing is a key factor in attracting and keeping people coming to the greater Williamsburg/ James City County area of Virginia.

Henderson a longtime builder/ developer  ( 50 + years) in the Williamsburg area is sacrificing profits to make the project work. Having been in business for over 50 years

The company is hoping that by offering a large quantity of affordable housing the county will be more likely to approve the project.

As part of the revised plan Henderson has increased the buffers surrounding the development, and implemented green building design principles and other improvements. 

Plans call for  33 detached patio homes and 142 will be attached patio homes. They will be arranged in small, single-floor groups around open-air patios. This design which is very common throughout California, Arizona and the West, has the advantages of being less dense without stacking homes on top of one another. They’re also less labor-intensive as yards are shared with common area maintenance. One-floor living with no stairs also makes them more appealing to active adults.

Also in the works are an 80,000-square-foot assisted living facility next door, for 96 seniors being jointly developed and managed by Crosswalk Church. Planned also are a  mix of retail and office space. Details for that are still in the works.

I am very familiar with Henderson’s recent residential development.  Their Patriots Walk development has to be one of the nicest new home developments in the area. Located in Gloucester VA you would be amazed at the quality of the homes and development especially give that it has a starting price of under $260,000. New Waterfront home development

A Newport News development company plans to build 47 homes in a gated community on 1,000 acres along the Gloucester side of the York River, with home prices averaging around $1 million.

The property juts into the river and is bordered by Timberneck and Cedar Bush creeks. Formerly owned by the Catlett family, it features a two-story farmhouse built in 1805 that the developers intend to renovate and move elsewhere on the property before giving it to the Gloucester County Historical Society.

Timberneck LLC paid $11 million for 1,034 acres last August, Gloucester County property records show. The land and buildings have an assessed value of $4.2 million.

Ben Williams, president of the development firm, told the Gloucester County Planning Commission Thursday night that the project is a “preservation development.” The firm intends to seek a rezoning on 650 acres of the property to allow it to build a planned-unit development.

No formal application has been filed yet. Thursday night’s presentation was a pre-application presentation.

Large swaths of the property’s interior will continue to be farmed in winter wheat, corn and soybeans using a no-till method, Williams said. Homes will encircle the property that will continue to be farmed, with other sections planted in pine forest.

The company plans to give the Catlett Islands, which are the farthest points into the river, to the Virginia Institute of Marine Science for preservation and study, and to ensure they won’t be developed, he said.

Preliminary drawings show 47 lots on the property, many of them waterfront. Williams said lots would go from $400,000 to up to $1.5 million for a 14-acre parcel where Timberneck Hall sits near the confluence of Timberneck Creek and the York River.

Home prices would range from $800,000 to $1.2 million, Williams said. Sizes would range up to 5,500 square feet.

Members of the commission questioned Williams extensively about Timberneck Hall, the 19th-century farmhouse that will be moved and renovated. Williams said it will be cheaper to move the home than leave it where it is and remodel it.

Commission member Hal McVey said he is disturbed that developers plan to move the house.

“I don’t see how for the life of me it can be less expensive to move it across the whole piece of property than leave it where it is now,” he said.

Williams said it is a valid concern and something the developers haven’t taken lightly. He said it will cost $500,000 to move the building and restore it to a condition that will preserve it. It’s far cheaper than trying to remodel it to make it inhabitable, he said.

“I’m not sure there’s anybody who’d want to live in it,” Williams said. “It’s not a plantation house. It’s not a Warner Hall.”

Commission member Keith Belvin, who lives across Timberneck Creek from the property, said he is excited about the project “as far as setting a precedent for preservation development.”

The Thursday night meeting was continued to June 28, when members of the commission will meet at the property at 9:30 a.m. for a tour by Williams and other members of the development team. The tour is open to the public because it’s a public meeting.
