HAMPTON ROADS 2013 TOP NEW HOME BUILDERS

Ryan Homes was again the top builder in Hampton Roads VA for permits, closings and revenue in 2013 with 309 permits issued, 292 closings, and $104,699,944 in revenue. Ryan Homes is actively building in 18 new home communities in Hampton Roads. Their top subdivision was Turtle Creek in Newport News with 50 permits, 42 closings, and $13,303,294 in revenue. Windsor Ridge at Wellington in Williamsburg/ James City County was their number two subdivision for permits, closings, and revenue with 32 permits and 32 detached closings recorded for $11,898,876 in revenue. Chesapeake Homes was the number two builder in Hampton Roads VA for permits, closings, and revenue with 134 permits issued, 173 closings recorded, and $46,874,097 in revenue in 15 communities on the Southside and Peninsula. Cornerstone in Virginia Beach was their number one community during the year with 36 permits recorded, 51 closings recorded, and $12,349,142 in revenue. West Neck Village was their number two community with 21 permits issued, 16 closings, and $5,648,588 million in revenue. HHHunt Homes was the number three builder for closings and revenue with 154 closings recorded, and $37 million in revenue. HHHunt Homes had closings in ten communities in Hampton Roads during the year including eight detached and two attached. Their top subdivision in 2013 for closings was Weatherly in Whitehall in the Toano area of James City County with 40 closings. Ryan Homes was again the top builder in Hampton Roads for permits, closings and revenue with 238 permits issued. This is a 16 percent increase over their 2011 volume.

Ryan had 242 closings and $72,036,822 in sales in 18 new home communities throughout the New Kent, Williamsburg, Yorktown and  Hampton Roads areas of Virginia . They are currently building in the Patriots Landing, Oakmont Villas, Stonehouse Glen, White Hall,. Wellington, Windmill Meadows, Greensprings West, (SOLD OUT) Burlington Woods, Powhatan Secondary, RIverwalk Townes , The Settlement, The Village at Quarterpath, The Woods on Mansion Road, Turtle Creek, Eagle Harbor. Crystal Lake South, Culpepper Landing and the Park at Centerville Commons. 

Ryan Home’s  top subdivision was Turtle Creek in Newport News with, 59 closings and $16,655,447 in home sales. Number two on their list was The Settlement at Powhatan Creek, a 55+ active adult community in James City County . Ryan sold 18 detached homes and 13 townhome their for a total of $9,847,885 in sales.

The number two builder in Hampton Roads ( for permits) was Chesapeake Homes with 172 building  permits issued in 11 subdivisions during 2012. Graystone Reserve in Suffolk had the most permits issued with 39.
HHHunt Homes was the number two builder for closings and revenue with 165 home sales recorded and $38,167,764 in revenue.

$55 Million In Home Sales in 2011 by Ryan Homes in the area

Ryan Homes was the top builder in Hampton Roads according to the report presented at the 2012 Hampton Roads Real Estate Market Review and Forecast, which was held at the Ted Constant Convocation Center in Norfolk last Wednesday.

The  event is sponsored by Old Dominion University’s E.V. Williams Center for Real Estate and Economic Development. Representatives from each segment of the market provides a review of the past year and delivers a prognosis for the upcoming year.

HAMPTON ROADS 2011 TOP BUILDERS

Ryan Homes lead the Hampton Roads and Williamsburg region in new home sales with over $55 million in revenue.

Ryan is  is actively building in 11 new communities in Williamsburg/ James City County  and on the Peninsula including eight detached and three townhome communities. They were issued a total of 205 building permits  in 2011 .Their top detached subdivision for building permits was Turtle Creek in Newport News with 36 permits, and the top neighborhood for closings was Fenwick Hills in James City County with 31 sales. Greensprings West also in Williamsburg/James City County was their top community for revenue with $10 million + in sales. Stonehouse Glen had 28 closings for almost $8 million in new homes sales. HHHunt Homes was the No 2 builder for permits with 151 issued during 2011. HHHunt was active in seven communities on the Peninsula during the year including five detached and two attached. Most of the permits were issued to Hampshire Glen in Hampton and Meridian Parkside in Newport News with 57 permits each. The Dragas Companies was the No 3 builder for permits with 134 issued across four communities in Chesapeake including Brighton Park, Kings Pointe, Oakbrooke Crossing and their latest community, The Grove at the Arboretum.

Dragas was the No 2 builder for number of closings with 155 recorded during 2011. Southmoor in Virginia Beach had the most closings at 46. HHHunt Homes was the No 3 builder for number of closings recorded with 106. Hampshire Glen in Hampton had the most with 46.

HAMPTON ROADS 2011 TOP SUBDIVISIONS

For 2011, the top two subdivisions for new construction were both attached homes (townhomes/ condos). The No 1 subdivision was Kings Pointe at Western Branch in Chesapeake with 70 permits.# 2  was Windy Knolls in Newport News with 63 permits  The top single family detached subdivision for permits was Hampshire Glen in Hampton. Of the 60 permits issued, 57 were to HHHunt Homes

The top subdivision for closings and revenue for 2011 in Hampton Roads and Williamsburg  was Colonial Heritage in James City County by The Lennar Corporation. Of the 63 closings recorded, 44 were detached and 19 were duplexes with average closing prices of $353,564 and $258,368.

Hampshire Glen was No 2 for closings with 54 , divided between HHHunt Homes (46), Sadler Building Corp (5) and Stylecraft Homes (3). Southmoor at Ridgely Manor in Virginia Beach was No 3 with 46 closings at an average price of $163,809.

Sherwood Lakes in Virginia Beach was the # 2 community for revenue in Hampton Roads with $17,916,153 in sales revenue Heritage Park in Virginia Beach was the # 3 community for revenue with 29 closings totaling $17,690,898.

Fox Hill and Longhill Station are the nearest neighborhoods to Windmill Meadows.

windmill meadows williamsburg va Associated Developers and Beamon Construction have opened a new community off of Centerville Rd in Williamsburg James City County Virginia. Upon researching the approval of the neighborhood on the James City County Planning site I noticed that there is a restrictive covenant which prohibits outdoor irrigation of any kind from the public water supply. This apparently is part of A Water Conservation Agreement with our local water supplier JCSA ( James City County Service Authority). This is a pretty radical proposal. NO watering your yard !

It will be interesting to see if anyone installs a cistern to store rainwater. I am assuming this would be the only way you can water a yard in Windmill Meadows.

Homes are being built by Beamer Construction of Williamsburg VA. Beamer has built many homes in the area and was the developer of the Powhatan Secondary community.

The homes being built by Beamer Construction at Windmill Meadows are Earthcraft Certified.

Whitehouse Cove is a $100 million redevelopment project approved by Poquoson VA City Council in 2007. It will include 138 residential units, a restaurant and a new marina with an improved public boat ramp and parking area on the waterfront at the end of Rens Road.

Fords Colony Project Delayed

A large continuing care retirement community at Ford’s Colony in James City County, Williamsburg VA has fallen victim to the credit markets seizing up. The financing dried up overnight but may ease up before long.

“There’s no way to mince words with that,” Realtec vice president Drew Mulhare said Thursday. “The contract we had with Windsor Healthcare [Management] is on hold right now, having to do with the economy and the credit crunch. So we’re expanding our search for a partner at this point.”

Windsor had been responsible for bringing in financing for the land and  construction, as well as the development team and the health care management company.

Mulhare said the delay won’t scuttle the project. “We wanted to complete the land transaction and kick the marketing off this fall, and we’re behind on that,” he said. But ground-breaking wasn’t scheduled for two more years anyway, after enough units were pre-sold to begin the first phase, he said.

“We don’t want to give anyone the impression this has come and gone,” he insisted. “This is not going to blow away in the wind. I would just call it a very unfortunate coincidence. When we were trying to put this thing together, the stock market tanked. I’m hoping we’ll get it back on track by the end of the year.”

Mulhare said Realtec is in talks with other health care providers. He emphasized that the negotiations are nationwide and not limited to local players.

He outlined a predicament facing many developers. Investors, whose wealth is tied up in the stock market, would have to sell at deep losses to try to invest elsewhere.

“We are talking to folks now who are telling us, ‘Our investment portfolio is down 25 percent just like everyone. And now is not the time to sell,’” he said. While the delay has pushed back the marketing schedule, Mulhare expects construction to still happen in 2010. He’s also recently seen some positive indicators. Where sales in Ford’s Colony, Williamsburg began to slow in 2007, they dropped to a trickle this summer. During October, more people are making serious offers, he said.

Affordable Housing proposed in Williamsburg Virginia

AS a REALTOR in Williamsburg VA I have always been frustrated at the lack of new homes available under $200,000. Yes the market has increased the inventory but currently the least expensive detached homes are priced at $240,000 those are located in Michelle Point a new development in the growing western part of James City County in Toano. Currently the least expensive new town homes/ condos are located at Pocahontas Square a Health E Communities development in lower James City County off of Rt 60 east of Busch Gardens Townhomes there start in the $190’s .You can also buy a condo or town home in Liberty Crosssing in Norge ( RYAN Homes ), Braemar Creek, Warhill Green or Williamsburg Village at Norge. Prices for these range from $209,000 to $227,000. The RYAN Townhomes are currently the least expensive three bedroom new town home available in Williamsburg/ James City County. Most of the builders are offering some sort of closing assistance. Be sure to use a buyer’s agent to represent you with any of the new home builders. It won’t cost you anything for them to represent you. I have successfully negotiated great deals with most of the new home builders in the Williamsburg VA area. 

Henderson INC DBA Candle Development has submitted plans to build workforce and affordable homes behind the  Candle Factory Shops in Norge. They are proposing to construct thirty percent of the 175 homes as either workforce or affordable. The affordable homes are projected to be priced at less than $160,000. Wile the workforces homes should be priced around $190,000.

Most of the developers in James City County have claimed that affordable or workforce housing is simply too expensive to construct.

Bill Strack of Henderson is attempting to prove them wrong. Knowing that affordable housing is a key factor in attracting and keeping people coming to the greater Williamsburg/ James City County area of Virginia.

Henderson a longtime builder/ developer  ( 50 + years) in the Williamsburg area is sacrificing profits to make the project work. Having been in business for over 50 years

The company is hoping that by offering a large quantity of affordable housing the county will be more likely to approve the project.

As part of the revised plan Henderson has increased the buffers surrounding the development, and implemented green building design principles and other improvements. 

Plans call for  33 detached patio homes and 142 will be attached patio homes. They will be arranged in small, single-floor groups around open-air patios. This design which is very common throughout California, Arizona and the West, has the advantages of being less dense without stacking homes on top of one another. They’re also less labor-intensive as yards are shared with common area maintenance. One-floor living with no stairs also makes them more appealing to active adults.

I am very familiar with Henderson’s recent residential development.  Their Patriots Walk development has to be one of the nicest new home developments in the area. Located in Gloucester VA you would be amazed at the quality of the homes and development especially give that it has a starting price of under $260,000. Williamsburg VA Condos and Town homes

Question: We are interested in exploring housing options in Williamsburg, Va . We would like to be as close to the restored area of Colonial Williamsburg VA as possible. However, when I search for information on downtown living there, I only come up with communities that seem to reside out the town of Williamsburg. Are their any condo or town-home neighborhoods or communities closer into town near the college of William and Mary ? If you could give some general information on what options exist? Thank you in advance.


Answer: This is a question I am asked quite often. It’s surprising how many people dream about moving to Williamsburg Va. Some have had children attend school at William and Mary and grown to enjoy the city from numerous visits other simply like living amongst history and after visiting many time throughout the years finally make a decision to move. Some have been second home buyers who will test the waters before committing to full time living her in Williamsburg. The tax rate at .54 per $100 is one of the lowest rate around the area. It is almost half the rate of neighboring cities on the peninsula. I’m not sure what your price range is but the closest townhome/condos Would be Counselors Close neighborhood It has a very traditional Williamsburg Look and feel but is priced in the $500k + range.There are a few condo developments about 1 mile from the Colonial area of Williamsburg The Woodland off of Jamestown Rd, The Oaks off of South Henry near rt 199 both sell in the $250k + price range. There is Wyndham and Wyndham Plantation near Colonial Parkway off Capital Landing Rd that sells for the $300k-$400k price range. A little further away is Brandywyne a community of detached upscale homes with small yards. All yard maintenance is included in the homeowner fees at Brandywyne. Bristol Commons is another condo community in the city located near the new High Street Development. Prices there start in the low $200,000 for two bedroom condos. Further out still on the Bypass but still within the city limits of Williamsburg are Claiborne and Westgate Condos. Both start in the low $200,000 for two bedroom condos. The Village at Quarterpath is  a brand new community about 1/2 a mile from the restored area of Colonial Williamsburg. Both attached townhomes and detached homes. Prices for townhomes in Quarter Path start at $280,000 for two bedroom townhomes. Detached homes anywhere  close ( walking distance) to the restored area of Colonial Williamsburg ares going to be more expensive than townhomes/ condos a few miles away in James City County. You may want to consider New Town. Condos there start in the $230k price range for one bedrooms or $255,000+ for two bedroom condos. Bennington and Foundation Square are the two condo developments in New Town. Both offer elevators. Foundation Square has underground parking, BEnnington offers assigned carports for parking. Townhomes in New Town range from around $300,000 to $500,000. Square footage in these townhomes range from 1600 to over 3000. New Town is only 3-4 miles from the Colonial Area of Williamsburg has almost all of the conveniences you would need to live. Grocery Store ( Trader Joes just opened), Restaurants ( at last count there were 19+ places to eat in New Town) , Banks, Medical offices, Movie theater, Barnes & Noble and many more shops. Bus service is available to other areas of Williamsburg VA
High Street is a brand new development just being developed in the City of Williamsburg on Bypass Rd about 2 miles from the Restored area of CW. It will feature Townhomes with starting prices in the high $400’s. It will be another planned community ( like New Town) but on a smaller scale, featuring shops , restaurants,movie theater. If you want to consider condos a little farther from the center of town there are numerous communities with prices starting in the low $200,000’s. Williamsburg VA Real Estate High Street Delayed till 2009

Here are a few photos to show you what’s happening at High Street in Williamsburg, Virignia. The opening for the Movie Tavern theater in High Street, Williamsburg VA’s news TND community has been pushed to Spring of 2009. Construction delays and design changes to the theater are the cause.

To familiarize you with the Movie Tavern concept here is a brief description: full wait-staff service in each theatre.First-run movies with a casual dining menu offering a wide range of choices that include fresh off the grill burgers, homemade pizzas, popular appetizer and dessert selections, beer, wine, and margaritas. Of course, you can always get traditional concession items, such as soft drinks, candy, and fresh-popped popcorn as well.
Movie Tavern combines the enjoyment of movies with an in-theatre dining experience. A menu of Classic American favorites is served to Movie Tavern guests while they enjoy first-run films in state-of-the-art auditoriums.  Tiered or stadium seating in all auditoriums, including executive high-back leather rocker chairs. A menu consisting of dozens of chef-prepared chicken, chopped salads, appetizers, hand-tossed pizzas, signature sandwiches, black angus burgers, and delectable desserts. Tables in front of all theatre seats. Full service bar and lounge. Food and drink orders taken and delivered at your seat in each theater.  Plasma screens showing sporting events and other popular programming in the bar/lounge.

Movie Tavern combines the enjoyment of movies with an in-theatre dining experience. A menu of Classic American favorites is served to Movie Tavern guests while they enjoy first-run films in state-of-the-art auditoriums.

Roseland the High Street developer has pushed back the opening of the retail stores as well. They are scheduled to open in Spring of 2009. The only announced tenants/ stores are Kilwins Ice Cream ( a celebrated part of Northern Michigan since 1947. Kilwins has earned a reputation for it’s quality products and excellent service. Using only the finest and freshest ingredients)  and Five Guys Burgers and Fries. ( One of the best burgers I have eaten, great fries too !)  It has been said there are an additional 10- 15 stores that are still to be announced.

The residential section of High Street is coming along without any delay. Residents are already living in the Luxury Sterling Manor Apartments,  Approximately 16 town homes with detached garages are mostly complete. Landscaping and interiors are being finished as I write this. The models should be open soon.

Williamsburg Grocery New Town Neighborhood Market

Note the exterior photos are not of the store in Williamsburg. What is a Wal Mart ‘ Neighborhood Market “Picture a Wal-Mart Supercenter minus everything but groceries. Now make it a lot smaller about 40,000 square feet instead of 185,000 square feet. Now add a few shelves of organic produce and other specialty foods. That’s the Wal-Mart Neighborhood Market, a new store that Wal Mart will open to compete directly with Farm Fresh, Bloom, Ukrops, Food Lion coming in Summer of 2009 to New Town Settlers Market Williamsburg VA. Right behind Trader Joe’s .

The stores are designed to be a quick in-and-out. The store will offer the low prices that shoppers expect of Wal-Mart but merchandised more like a Ukrops/ Farm Fresh

 

Wal-Mart opened its first Neighborhood Market in 1998 in its hometown of Bentonville, Ark. The retailer now has 118 nationwide, mostly in southern states such as Texas, Florida and Tennessee. The Williamsburg store will be the farthest north it has brought the concept on the East Coast.

Williamsburg VA Real Estate “Living in Stonehouse” First person account

The following is excepted from the Stonehouse Gazette a newsletter for Stonehouse residents in Toano, VA I wanted to share it with anyone thinking of moving to the Williamsburg Va area. It gives a great sense of living in the area and relocating from NY.

Playing the role of Adolph Phillipse at the Philipsburg Manor restoration site in Sleepy Hollow, NY, circa 1750, where  he worked on Saturdays as an interpreter is only one of the many facets of Bob Spencer who, with  his wife Carolyn, resides in The Orchard Hill section of Stonehouse in Toano, James City County Virginia Just a few minutes drive from Williamsburg VA.

 This Princeton University and Columbia University Law School graduate’s current activities in the Williambsurg VA area  include Board Member of the Peninsula Agency for the Aging, Board Member of Vibrant Life Ministry, Rotary Club member, Richmond Civil War Roundtable, Christopher Wren lecturer, Williamsburg United Methodist Church, James City County Concerned Citizens, and, of course, the  Stonehouse Board of Directors. This, and more, in addition to a continuing legal practice in Westchester County, New York.

Bob and Carolyn moved to Stonehouse in 2005 after 38 years in Tarrytown, NY. “It took us about 30 minutes to decide to live here,” he said. Having discovered Stonehouse on their own, they were “very impressed” with the look and feel of the community. “We really loved the design of our house and the relatively small lot,  which meant less upkeep.” Compared with Westchester County, the low real estate taxes and the low cost of the golf course were real “bonuses.” ( in the Williamsburg VA area)

What they like best about living in the  Stonehouse community in Toano VA is “the many new friends that we have made, particularly the Orchard Hill group. We also appreciate the country feel of the community and the fact that the developer really did leave many trees.”

In his third year as a member of the Board, Bob says he spends “an average of 10 hours per week” on community business. In his “spare time,” he tries to play golf ( there are 16+ public courses in the Williamsburg Va area)  but says, “My golfing partners have to put up with a lot.” He and Carolyn are looking forward to a family reunion in July, which will be attended by their two biological sons, two adopted Korean daughters, their foster daughter, their Rotary Exchange daughter from Belgium, and their 8 grandchildren.

As Board President of Stonehouse for the past 2 years, Bob’s goal was “to keep residents advised of Board activities as much as possible; to give residents an opportunity to communicate with the Board; and to maintain Stonehouse as a quality place to live.” He is most proud of “guiding the community through the transition from developer control to owner control” and the dedication of so many residents who provide outstanding community service on committees and other volunteer activities.

His long-range goals include “having more resident involvement in community activities of Stonehouse; completing the transition; evaluating resident responses to the Strategic Planning Committee; implementing suggestions that will continue to make Stonehouse a community for all residents, including our children; and working with GS Stonehouse ( The new owner of the undeveloped part of Stonehouse) to develop the overall community.”

Although there isn’t much to see yet I thought I would post a few pictures of the latest development in the Williamsburg/ james City County area of Virginia. Located on five hundred and fifty acres of beautiful rolling terrain is Liberty Ridge . Williamsburg VA New Development Update Burlington Woods

 

Former NFL quarterback Aaron Brooks former NFL quarterback has launched his first  land development project. A 17-acre parcel of land in James City County that will become the upscale Burlington Woods community.

The Longhill Road development is Brooks’ first to get off the ground and he calls it an education in progress that will build his reputation with Peninsula Burlington Woods Williamsburg VAofficials — a stepping stone to greater things.

Brooks will oversee the project through its completion, but Ryan Homes will take over the construction phase once the individual lots are prepped.

Burlington Woods will consist of 26 lots that will be of one-quarter to one-third of an acre. The four to five bedroom homes are expected to be from 2,000 to 4,500 square feet in size. Prices should start in the low $300,000 range Pre-selling the homes should begin with homes completed and closed by the end of 2009.

Williamsburg VA Real Estate Update “Village at Quarterpath”

Construction crews are busy at both ends of historic Quarterpath Road. The new clearing to begin infrastructure on Riverside’s Quarterpath at Williamsburg community has rekindled anti-growth sentiment.

Three separate projects are going on simultaneously along Quarterpath Road.  They are :

Quarterpath Crossing —A shopping center  being developed on 15 acres bought from Colonial Williamsburg. It will be anchored by a Harris Teeter supermarket. The Crossing will include 85,610 square feet with the grocery accounting for more than half. 21 small stores are available for lease. TowneBank and Wachovia will open branches in two of four outbuildings. It is expected to open by next summer. Quarterpath Crossing’s location is across Route 199 from the main entrance to Kingsmill on the James.

Quarterpath at Williamsburg —Riverside Health System has received state approval to build a 120-bed nursing home at Quarterpath at Williamsburg, a 350-acre mixed-use development at the intersection of state Route 199 and U.S. 60. Plans for the project include 1,374 dwellings (including single-family homes, town houses and condos) 200,000 square feet of medical office space, 202,000 square feet of offices space and 400,000 square of “destination” retail use. Riverside also is seeking state approval for Doctors Hospital of Williamsburg, a 40-bed hospital for the site.  This new street will wind through the woods past a nursing home, assisted living, medical office park and retail and residential areas. The street will connect with Route 60 near the 7-Eleven.  There is  no timetable for construction.

The residential neighborhood will feature a second street running from Battery Boulevard back to Quarterpath Road, intersecting just below the redoubts near Route 60.

Village at Quarterpath —The north end of Quarterpath Road is closed because of construction and road improvements associated with a 77-unit mix of townhouses priced from $280,000 and detached homes from $399,000. The Village at Quarterpath is a mixture of stand-alone houses and townhouses, which will be situated around a central greenspace. A band of trees sitting in the otherwise cleared site, marks where the park will be. Construction began last year. Finished homes are currently available for sale

There will be no direct vehicle access between the Village at Quarterpath and the other two developments. That’s because the city elected to close the road at Tutters Neck Pond and convert it to a walking and biking trail, with access to Redoubt Park commemorating the Civil War.

The Village at Quarterpath features townhome and single family homes with a variety of master down and master up floor plans. Stately and traditional  plans  blend into the celebrated landscape of the surrounding areas. Distinctive design and architectural appointments  highlight each home.
     

 

The current HOA Homeowner Association Fees at The Village at Quarterpath are $ 50.00 monthly for detached homes and $87.50  monthly for town homes. This includes exterior lawn maintenance, common area maintenance and a scheduled roof replacement for the town homes.

Quarterpath is located within the city limit of Williamsburg and enjoys the lower tax rate of the city as well as other benefits. It is located across the street from the Quarterpath Recreation center which offers the following :

 

 

 

As 23-acre facility that includes three lighted softball fields; a 25-meter, 6- lane, z-shaped outdoor swimming pool; three all-weather tennis courts; playground equipment; and a picnic shelter that will accommodate approximately 75 people.

 

Quarterpath Park is also the site of the Quarterpath Recreation Center, a 35,000 square foot facility that was renovated in 2002. The Recreation Center houses offices for the recreation staff, an 18,000 sq. ft. double gymnasium, a 1,700 sq. ft. dance/aerobics room, two classrooms and a 1,900 sq. ft. multipurpose room. Various instructional classes, athletic programs for youth and adults, sports camps, and special events are held throughout the year at this facility.
A short walk away is  Redoubt Park, located on Quarterpath Road,  dedicated on May 5, 2007 to celebrate the 145th Anniversary of the Battle of Williamsburg. When Virginia left the Union on April 17, 1861, Southern leaders recognized that the Federal army could approach their capital at Richmond by way of Williamsburg. Benjamin Stoddard Ewell, a West Point graduate and president of the College of William & Mary, conceived the construction of the Williamsburg defensive line. During the summer of 1861, Confederate Army of the Peninsula commander General John Bankhead Magruder organized the construction of 14 redoubts between College and Queens creeks. The two redoubts, #1 and #2, preserved in Redoubt Park, were built by soldiers and slaves to guard Quarterpath Road and the right flank of the Williamsburg Line overlooking Tutters’ Mill Pond. On May 5, 1862, the Williamsburg Line was the scene of a terrific battle with over 3800 Union and Confederate casualties. This inconclusive engagement left the Union in control of the Virginia Peninsula. These fortifications remain a stark tribute to those who served, defining America’s future.
