New Kent Winery Sold

Six years after sprouting up in New Kent County, a local winery has changed hands.

Joe and Jo Anna Dombroski bought the New Kent Winery near the Club at Viniterra golf course last month from developer Boddie-Noell Enterprises. It caps a five-year Virginia vineyard search for the Dombroskis, a husband and wife who said they got the thirst for their own winery while living in Europe about six years ago.

“We had the opportunity to live in Italy overlooking a vineyard, and we knew this was something we would like to do,” Jo Anna Dombroksi said. “It was a family dream.”

The Dombrokis took over operations at the vineyard on Sept. 8. They bought the winery’s 150 acres for $1 million, but the couple said the full price for the business and the land will exceeded that figure.

They declined to divulge a precise cost for the winery, citing a confidentiality agreement.

New Kent County takes steps to force Farms of New Kent into foreclosure

A portion of a New Kent County real estate development, still trying to pick up steam after the downturn, could be headed to auction. New Kent Vineyards, near Exit 211 off Interstate 64, is a partially developed 2,500-acre plan that includes the Club at Viniterra golf course and the New Kent Winery. It was conceived amid the real estate boom, when many developers rushed to the rural county as the next bedroom community for Richmonders.

The county is eyeing about 180 acres that make up the commercial section of New Kent Vineyards as the parcels’ owner is behind on millions of dollars in infrastructure bond payments.

After more than two years without payment, the county this month took the initial steps to potentially force the property to auction. It hired local law firm Sands Anderson to post public notice that the Farms of New Kent LLC, tied to developer Nathan Shor and a partner, is delinquent on the bond payments. This action only applies to the Farms of New Kent LLC which includes the commercial portions of Land Bay 4 and 5 and Land Bay 3 of New Kent Vineyards.

Although the golf course, winery and some homes are up and running, residential has been slow to develop there,  the commercial piece has sat largely dormant.

Do note that Land Bay 1 which includes the winery, the golf course and the Viniterra residential community is under separate ownership and not affiliated with Farms of New Kent LLC.   They are current on their CDA assessment payments that are referenced in the article below.  Any action taken by the County or the Bondholders against the commercial properties has no legal bearing on the Land Bay 1 properties.

About 750,000 square feet of commercial space is envisioned for the acreage, which sits near the development’s New Kent Winery.

Should it get as far as an auction, proceeds would be used to repay what’s owed to bondholders, made up mostly of institutional investors.

But both the county and the developer are looking for a more positive resolution.

“Everybody’s hope is the development continues to improve,” said Dan Siegel, an attorney with Sands Anderson representing the county. “We’re trying to be as helpful as possible to make sure this works. But when it comes down to it, we have to collect [the bond payments].”

Viniterra Developer to Auction Large Parcels of Land

Boddie-Noell Enterprises, the developer of  Viniterra  a golf course, winery and high-end subdivision in New Kent , VA is auctioning off large parcels of land .

A total of almost 800 acres will be sold  on Oct. 15 ,2011.

The baseline asking price is $1,495 per acre. North Carolina-based Iron Horse Auction Company will handle the auction on the grounds of the New Kent Winery.

Viniterra, the winery-themed housing development and golf course, opened in 2007 and was tied into the New Kent Winery, which opened a year later.

If the $1,495 minimum bid price seems cheap, that’s because the owner wanted to emphasize that it is not underwater and can safely afford to sell the parcels at market price.

In addition to being held under a big tent at the winery, the auction will be broadcast online. The 786 acres will be broken into 26 parcels. Parcels range in size from 15 to 71 acres.  Bidders can bid on a single parcel, pick and choose multiple pieces or go for the entire tract.

Planting the first vines in 2001, the founders of New Kent Winery started realizing their dream of opening a winery in New Kent County. While the vines were maturing to proper age, the founders planned a 17,000 square foot winery, built from materials reclaimed from buildings well over a century old and equipped with state-of-the-art wine making equipment from around the world. The winery itself, designed by Williamsburg architect John Hopke, has been modeled to reflect an earlier time when wine-making was common in the New Kent region.
Unique, warm and inviting, The Tasting Room is the centerpiece of the New Kent Winery. It is there that you’ll sample an exciting variety of wines from your own complimentary etched wine glass. Taste the delicate intricacies of their award-winning Chardonnay Reserve and Meritage; the easily-drinkable Vidal Blanc and White Merlot; and the White Norton, a rose fashioned from grapes native to Virginia. (A note: not all wines may be available at the time of your visit.)
Bring a picnic and relax out in the picnic area, or on the lounging porch, with a bottle of your favorite wine. Only a short drive away, New Kent Winery is ready to welcome you and your friends. Your visit will be relaxing, informative, and enjoyable.
