23% Of Mortgages Underwater

Nearly a quarter of the nation’s homes with mortgages are valued for less than the amount their owners owe the banks holding their mortgage loans, according to a depressing new report.

The report by First American CoreLogic indicates that almost 10.7 million, or 23 percent, of all residential properties are “underwater” meaning they have negative equity. The majority of such negative-equity mortgages are in states such as Nevada, Arizona, Florida, Michigan and California.

In the Hampton Roads, VA area more than 71,500 homeowners  owed more on their mortgages than the homes were worth at the end of September, according to the report .That’s nearly one in four local mortgage borrowers -22 percent – who are “underwater” on the loans. Continue reading

Hampton Roads VA Home Sales Update

Further sales gains were realized in the Hampton Roads , VA real estate market for the month of October 2009. The steady rise in settled and under contract sales have contributed to the fourth quarter of 2009 starting off in a healthy direction. Monthly totals surpassed even those of September 2009 which were relatively high when compared to last year. Again, key statistics continuing to move in positive directions further bolster the notion that the local market is picking up steam towards recovery and that the worst may be behind the region.
Under contract residential sales were once again the high point for the month surging ahead of last year’s totals by over 53%. Portsmouth, VA and Norfolk, VA led the way with year-over-year percentage gains for October of 85.3% and 79.7%, respectively. This significant rise pushed the 2009 year-to-date comparison of under contract sales 6% above that of 2008’s totals.

TODAYs Meredith Vieira talks to real estate expert Barbara Corcoran about investing in a home in this troubled economy.

Thought I would pass this on for anyone considering buying a foreclosure/ Bank Owned Home in the Hampton Roads , Virginia area.

Most of the biggest real estate fortunes were not made in good times, but in bad times like this” Barbara Corcoran reminds us in this talk with NBC

It’s important perspective for Americans wondering how to invest in foreclosed properties without losing their cash or their credit rating.

In the 4-minute interview, Corcoran quips on the basics and the essentials of foreclosure investing,

  • “Everyone who loses their shirt loses it somewhere else.”
  • “Every big shark started small.”
  • “The house on the corner sets the tone for the block.”

She also lends some personal perspective to rent rolls, the cost of losing a tenant, and finding a good business partner.

Banks are anxious to sell their foreclosed homes and that makes this an ideal time for shrewd real estate investors.  If you’re new to the game, watch the video and take good notes.

Smithfield VA-Historic Home For sale

Historic Gwaltney Home, Smithfield VA

While I don’t normally blog about home listings. ( You can usually find them thru my MLS/ Home Search) This home’s story needs to be told.

The P.D. Gwaltney Jr. House, built by one of  Smithfield’s most esteemed residents, has been lovingly restored to its original grandeur. This enchanting Queen Anne Victorian is recognized on the National Register of Historic Places.

The house has a special history that’s captured the imagination and hearts of all who visit. It was originally built in 1901 as a wedding gift from P.D. Gwaltney Jr. to his future bride, Estelle. To commemorate this romantic gesture, a whimsical ceiling mural was painted depicting a cheerful cherub with love letter in hand, on his way to deliver it to the home’s delighted new bride. The painting remains to this day, and has inspired two subsequent generations of weddings that have taken place in this gracious home and its adjoining gardens.

The captivating charm of this property lends itself to future celebrations, both joyous ones and moments of quiet contentment. Views from one of many porches surrounding the house are trans-formative and peaceful, overlooking Little Creek and the estate of  87-acre Windsor Castle Farm. The sweeping grounds bloom with century old Magnolia trees, Crepe Myrtles, the shade of Red Maples and a formal garden with paved pathways and Victorian statuary.

Grand StaircaseThe exterior of the house underwent a museum-quality restoration in recent years and includes decorative copper work and copper gutters on the roof. The home also features a spacious, finished attic and the convenience of an interior elevator and outdoor carport.

Inside, thoughtful details woo its delighted visitors. Many rooms feature large bay windows allowing for gentle light to bathe the extensive wood moldings, wainscoting, paneling and ornate trim work. The vestibule boasts a gilded Greek frieze, original gas lighting fixture and intricately designed tile floor with a wreath of olive branches at its center. The stunning entrance-way is further adorned by an artisan’s hand sculptured relief, a pastoral landscape of the local marshland.Ceiling Detail in Foyer

Halfway up the main staircase, sunlight streams in through the colorful prisms of an original stained glass window. There are 6 fireplaces in total, including one in each of the large bedrooms and a spectacular mother of pearl inlaid mantelpiece in the music room.

Special decorative details can be found in each room throughout the house. The front bedroom has a generous window seat from which to enjoy the pageantry of colorful Gingko leaves in the Fall, as well as a hand-stenciled, gilded ceiling. The Master bedroom reveals a portrait gallery, large romantic shutters and an ornate gilded frieze with a garland motif. Also upstairs, an Asian-themed sitting room beckons with a decorative, trompe l’oeil border of delicately painted birds.

Spacious, inviting bathrooms have been updated and outfitted with luxurious details including authentic nickel-plated spa jets and sunflower shower heads imported from London . The marble master bath includes an inviting, over-sized claw-footed soaking tub.

While it’s many splendid original details make this a historic show place, it’s a home that will easily adapt to the vision and lifestyle of its future owners. Grand living and entertaining rooms await joyful celebrations and gracious living, and perhaps even a new kind of love story.

This special property is offered for sale at  $1,090,000.
