Boomers 55+ Housing Wish List

In the course of my job as a real estate agent in the area I work with quite a few 55+ baby Boomers looking to move or considering a move to the area.  Most seem to have similar requests in what they are looking for in a home.

NAHB and Metlife surveyed them to confirm their true desires. Except for the the median price they expect to pay ( $189,426 ) which is way off the Williamsburg median price. Most of the other finding ring true.

55+ Active Adult Communities in Hampton Roads, VA

After a recent prospect came to town looking for a home in a 55+ community in Williamsburg I assumed as I always do that they would want to live here in Williamsburg, VA.  To my surprise they chose VA Beach over Williamsburg. ( A rare occurrence) It seems that they wanted to be closer to their kids who live in VA Beach so they purchased a home in West Neck a 55+ golf community in  Virginia Beach, Virginia .The West Neck community sits on a quiet 620 acres and features a beautiful 18 hole, 72-par, Arnold Palmer Signature golf course, designed by Arnold Palmer and Palmer Course Design Company, that presents holes ranging from 5,031 to 7,010 yards.  Eight distinct villages with a total of 930 homes comprise the West Neck  community.

To that I end I have compiled a list of most of the 55+ Active Adult communities in Hampton Roads. This includes the Chesapeake, Gloucester, Franklin, Portsmouth, Smithfield, Suffolk,  VA Beach, and Yorktown VA areas.

The Settlement on top 25 list

Top Retirements a website devoted to places to retire has named The Settlement at Powhatan Creek in Williamsburg/ James City County VA.   among the 25 Best Active Adult Communities for 2009.

DSCN0502 The top communities were chosen on the basis of visitor popularity at the website Jan. 1-Aug. 1.The communities with the most page visits to their listings were the winners. According to the website, the 55+ communities making the list are, for the most part, from towns that are in the 25 best places to retire at Top retirements.

After checking the website I noted that no other 55+ communities were listed for the Williamsburg VA area. Fords Colony, New Town and Governors Land were listed though. It maybe a coincidence but The Settlement was the only Paid advertiser in the Williamsburg area that was selected.

2008  Best kept secret in Williamsburg!!

-Beautiful, well-maintained, chess game.

Yardage book is a must. Luckily, they handed me one when I paid.
Study the book carefully and decide your strategy all the way to the green BEFORE you put your tee in the ground!
This is not a “grip it and rip it” course. On several holes, you really need to weigh risk/ reward before you pull out the driver. Many people complain about this course being too hard– but it is not at all, if you THINK first!

Best thing about it…. it’s empty! I played last weekend (Labor Day). Saturday I played 9 holes, teed off around 5:30. Sunday I played 18, starting around 4. I did not see another person on the course. No Exaggeration!

If you want a beautiful chess game of a golf course all to yourself, you gotta try this place!

(I debated quite a bit about sharing my secret, but its too good not to share. Plus, I’d hate for them to close because of lack of business, it’s obvious they put a lot of money into the maintenance. So, PLEASE don’t come when I’m there… I like it empty.)

 2008- We were a female and a new male golfer, and we played this challenging – gorgeous! – course in July, ‘08 in 106 degree weather. It was a fantastic golf course/experience, and we will be sure to recommend the course to all our friends. In fact, we’d even consider moving to the community – just to have more access to the course. It is spectacular!

ProShop personnel were friendly and helpful, and there was a valuable booklet available for purchase that gave excellent descriptions of each hole – and was available for only $1.00!!!

Final comment – don’t be intimidated. It’s a challenging course, but it’s well within the reach of players who are aware of their own capabilities and willing to let better players play-thru and enjoy their own game.

2008- Beautiful and deceptive, some will say too tricky, and I will guarantee it kicks your butt by ten strokes more than you usually shoot. Too many blind shots make it imperative to have a map of the hole or caddy neither of which are provided. (You do get a pin placement map but that is it). My heart hurts to see such a beautiful course falling to recession with a skeleton staff, no on course attendants, and a cloud of doom on the faces of the few remaining workers.

2008- Gorgeous course! Local knowledge a huge plus. Greens like pool table tops, yet very fair.

2007 – wow, what a beautiful course! very challenging. must hit fairways to score well. excellent!

Colonial Heritage Proposes Affordable Housing for families with children ?

It seems that Colonial Heritage, a 55+ active adult community in James City County is trying to rezone 220 acres of the development in order to build workforce/ affordable housing.

In 2004 when the housing market was hot, the age-restricted community rezoned the land for 50 upscale homes on 3-acre lots. That never happened.

Last year Colonial Heritage applied to include the parcel in the Primary Service Area for water and sewerage. That still hangs in the balance. Kaufman & Canoles attorney Greg Davis, who represents Colonial Heritage, said that members of the Comp Plan Steering Committee seemed amenable to trading off well and septic systems in favor of water and sewers, but they were concerned what could be built there by-right. “So we left that meeting and decided to file a zoning application,” Davis said.
This time, the application calls for at least 50 workforce townhouses on 64 acres. Senior planner Jason Purse said another 85 acres would be set aside in a conservation easement, and the remaining 70 acres would roll into the existing Colonial Heritage.
The total housing units cap of 2,000  would not change. Workforce housing is suddenly fashionable because of a glut of high-end homes. “We think [workforce housing] makes it much more attractive to the county,” Davis said, noting that the clustering would allow for open vistas and green-space, while the site on Jolly Pond Road is near the new ninth elementary and fourth middle schools. Planning staff is going through its first review of the workforce housing, Purse said. It is not expected to reach the Planning Commission or Board of Supervisors for months.

If approved, the Colonial Heritage workforce housing could create a headache for Williamsburg/ James City County  Schools. The ninth elementary is intended to ease overcrowding at other schools. Workforce housing typically produces more children than upscale and retirement developments, and this project wasn’t factored into the latest enrollment projections. The fourth middle school is expected to open as James Blair Middle closes for conversion into central office, shifting its students west. Capital funding for Blair may not be included when James City County releases its proposed budget next week. Williamsburg city manager Jack Tuttle hinted that was likely when the city budget was released. If so, the school division may be forced to press James Blair Middle School back into service

Guests arriving at the facility enter the building under the vaulted Porte Cochere colonialheritagegolfvaand arrive in the grand lobby with its multiple seating areas and open columned arcade that culminate in a central domed area. The plan is open and views extend in many directions: through the rich mahogany lounge with its beamed ceiling into the  restaurant, or through a series of arches framing the hallway. The lower level is reached by the grand staircase that gently curves to the floor below and provides one of many accesses to the expansive lawn area.
