Commercial Update at High Street Williamsburg : Sept 2009

For months, the Virginia Beach-based Katsias Co. has been working hard to court prospective retail tenants to set up shop in High Street, the Williamsburg, VA shopping and residential complex.

movietavernhighstreet Construction is under way in High Street on the buildings and stores that will house Terra ,  a coffee shop, Kilwin’s Chocolate and Ice Cream store, in addition to Plaza Azteca, a Virginia based Mexican restaurant chain.
It is hoped that the stores will be open by the end of 2009.

This will be a welcomed relief for residents who have wondered for months if High Street would ever have more than a movie theater and a single fast-food restaurant.
highstreetfiveguys In March, Movie Tavern, a restaurant and first-run movie theater, and Five Guys Burger and Fries, a hamburger and hot dog fast-food restaurant, became High Street’s first tenants.
The leasing agent for High Street has indicated that three additional restaurants are close to signing leases to move onto High Street. There are also three retailers and a grocery store currently looking into moving locations into the development.

July 2009 -Roseland Property , the developer of High Street in Williamsburg is reinventing High Street.  So far 16 town homes have been built at High Street .  Of the initial 16 there is one town home under contract. Roseland has submitted a proposal  to the City of Williamsburg Planning commission to rearrange the residential portion of High Street. Roseland announced some time ago that the number of townhouses at High Street would be reduced from 53 to 33. Replacing those townhouses will be an additional 108 condominium units on the south side of Treyburn Drive. That will also reduce the number of condo units in the proposed third phase of High Street along the north side of Treyburn by 88, so the total number of dwellings proposed for High Street remains constant at 574. Prices for the condos should run in the $200,000-$300,000’s.

The residential section of High Street includes 574 dwelling units: 191 rental apartments ( Sterling Manor -construction completed); 53 townhouses (preliminary plat approved in August 2005 – 16 have been completed); and 330 condominiums (not yet under construction).

This proposal is for  approval for the Treyburn Manor Condominiums, which will replace 20 of the 53 existing townhouse lots.

The Treyburn Manor Condominiums will be a four story condominium building  There will be three floors of condominiums above the parking level, with 36 units per floor, for a total of 108 units. The anticipated dwelling unit breakdown is 49 one bedroom units, eight one-bedroom + den units, 42 two-bedroom units, and nine two bedroom + den units.

The construction of the Treyburn Manor Condominiums will reduce the number of condominiums that can be built on the south side of Kings Manor Drive from the originally proposed 330 units to no more than 242 units based on the 574 dwelling unit maximum for the property. The condominiums are proposed to be built in two phases. The first phase of 57 units will include the portion of the condominium building fronting on Kings Manor Drive and Manor Boulevard. The second phase will include the remainder of the building fronting on Kings Manor Drive and Shadow Lane, as well as the clubhouse and swimming pool at the northeast corner of Treyburn Drive and Kings Manor Drive.

Williamsburg VA Real Estate High Street Update

Williamsburg virginia real estate high street Town Homes

Williamsburg virginia real estate high street Town Homes

WILLIAMSBURG VA From an article in the VA Gazette by Steve Vaughn, Dec, 17 2008

—High Street has a new real estate agent for the residential properties and a new emphasis as well.

Dan Aston of Roseland Property Co., the developer of High Street, said market demand has spurred construction of the condos sooner than planned, starting in spring.

“The demographics that we’re appealing to tell us that’s what we want, so we’ll be starting them sooner than we originally planned,” he said.

Sixteen townhomes are built and another 16 are planned. William E. Wood had been handling sales of the townhomes.

“The contract was up and we chose to go with Prudential McCardle instead,” Aston said. Roseland itself manages rental of the the King’s Manor apartments, which are already open.

Roseland will also manage the more than 200,000 feet of commercial space in High Street, although Aston said the company uses a nationally known commercial leasing agent based in Michigan to help attract clients.

The first of those commercial clients will open soon. Five Guys Burgers & Fries ( my favorite) is opening Jan. 5. There’s also a firm date for the opening of High Street’s anchor attraction, the Movie Tavern theater. It will open March 20.

High Street’s only other announced commercial tenant, Kilwin’s ice cream parlor, should open prior to the theater, according to Aston.

Other possibilities include coffeehouses, more restaurants and possibly a supermarket
