In advance of the Development Review Committee’s (DRC) evaluation of the construction plan for Phase 6 of the Peleg’s Point neighborhood , James City County will host a public forum March 14 from 6:30-7:30 p.m. at the County Government Center, 101-C Mounts Bay Rd. This informational forum is not a requirement of the zoning ordinance, and has been scheduled as a courtesy to the public to allow for additional time to understand the plan prior to the DRC meeting. County staff will be sending this release to homeowners in Peleg’s Point, as well as the homeowners associations of Powhatan Shores and Page Landing.
Phase 6 is the final phase of the Peleg’s Point Master Plan, which was most recently amended in 1988. Phase 6 proposes 78 lots which will result in a total of 189 lots in Peleg’s Point. The builder developer is Virginia Enterprises who has built the neighboring communities of Pointe at Jamestowne, Jamestown 100, and numerous other communities in the Yorktown area
The DRC last reviewed Phase 6 in July 2006 when the applicant proposed 86 lots. Staff did not recommend preliminary approval of the plan due to improper drainage and periodic flooding. DRC deferred the application so the applicant could reevaluate the design of the site to meet the concerns of the Engineering and Resource Protection Division.
The current version of the plan was resubmitted to the County for review in September 2011. Staff is recommending preliminary approval to the DRC after having the plan reviewed by a third party consultant who evaluated all drainage issues.
The County’s subdivision ordinance requires any development that proposes more than 50 units to be reviewed by the DRC.
